What type of projects do you invest in?
At Voyager Development, we pursue ground-up multifamily development projects ranging from small to mid-scale in Charlotte, NC. We believe in Charlotte's fundamentals as it pertains to strong population and job growth, a diverse employment base, and an investor-friendly business climate.
What is a Rule 506(b) offering?
Rule 506(b) allows us to raise capital from accredited and up to 35 sophisticated (non-accredited) investors through private relationships, without public advertising. It’s the most common exemption for real estate partnerships because it focuses on trust, transparency, and pre-existing relationships.
Who can invest in a Voyager Development offering?

Why do I need a pre-existing relationship with Voyager Development?

What does the investor onboarding process look like?

Initial Contact: Complete our investor qualification form to begin the relationship process.

Offering Access: When an offering becomes available, qualified investors will receive detailed materials such as the Private Placement Memorandum (PPM), Subscription Agreement, and Operating Agreement.
What is the typical minimum investment?
Minimum investment amounts vary by project but typically range from $50,000 to $100,000 depending on the opportunity.
How long is my investment held?
Each investment has a defined business plan and projected hold period, generally two to five years, depending on development timelines, leasing, and market conditions. Investors receive distributions as projects stabilize, refinance, or sell.
How often will I receive updates?
Voyager provides quarterly financial updates and monthly project progress reports through our investor portal. Annual tax forms (K-1s) are issued each spring for your records.
How are distributions handled?
Distributions are typically made quarterly or upon key capital events (refinance, sale, or cash flow milestones). Each offering’s PPM will specify timing and structure of returns.
Can I invest using my IRA or other retirement funds?
Yes. Investments can be made through self-directed IRAs, Solo 401(k)s, or other qualified accounts. Your custodian can facilitate the investment once documentation is approved.
What risks should I consider?
All real estate investments involve risk, including market fluctuations, construction costs, financing changes, or economic downturns. We mitigate these risks through careful due diligence, conservative underwriting, and our vertically integrated company structure.
How do you determine who receives future offering invitations?
Investors who have completed the qualification process and maintained an active relationship with Voyager Development are prioritized for future offerings. 506(b) compliance requires that we offer opportunities only to those with whom we have an established, substantive relationship.
Will my information remain private?
Yes. All investor data is securely stored and used only for compliance and investor communications. Voyager Development does not share investor information with third parties without consent.
