The Voyager Brief, October 2026

Vacancy Is Falling. Financing Just Got More Expensive.

The October 2026 edition of The Voyager Brief finds Charlotte's multifamily market still working through its supply wave, and making progress. Over the past year the metro absorbed 14,897 units against 13,178 units delivered, and vacancy fell to 11.0% from 11.4% in our September edition. Rents have not followed: effective rent, after concessions, fell 3.7% over the year.

The financing backdrop shifted. Marcus & Millichap reports that the Federal Reserve raised its target range to 3.75% to 4.00% in September, and Freddie Mac's 30-year fixed mortgage rate reached 7.32% on October 22. Construction inputs moved the same way, with inputs to multifamily construction up 10.1% over 12 months.
