The Voyager Brief, September 2026

Demand Is Catching Up. Rents, Rates and Costs Have Not.

The September 2026 edition of The Voyager Brief finds Charlotte's multifamily market further along in working through its supply wave. Over the past year the metro absorbed 14,380 units against 13,361 units delivered, and vacancy eased to 11.4% from 12.2% in our July edition. Rents have not followed yet: asking rent growth is -0.7% and effective rent, after concessions, fell 3.6%.

Outside multifamily, Charlotte retail remains one of the tightest markets in the country at 3.4% vacancy, with nearly all of its construction pipeline pre-leased. Closed infill land sales over the past year held a median of $1.12M/AC, but the median site took 303 days to sell.

The rest of the picture is mixed for new development. Borrowing costs moved higher over the summer, construction input costs are rising far faster than rents, and closed land sales show sellers accepting discounts to asking. At the same time, the pipeline that today's lease-ups compete against is shrinking. This edition was produced as it is every month, using licensed CoStar research and published data from Marcus & Millichap, the AGC, Gordian, DPR Construction, AIA/Deltek and FRED, and every figure is cited in the full report.

This Month at a Glance

Multifamily: Charlotte vacancy is 11.4%, down from a cycle peak of 12.7%, while concessions average 8.7% of asking rent.

Pipeline: Charlotte has 16,930 units under construction, but trailing starts are down nearly 60% from the 2022 peak.

Retail: Charlotte retail vacancy is 3.4% and asking rent growth of 4.6% ranks 8th of 171 U.S. markets.

Rates: The 30-year fixed mortgage rate reached 6.76% and Marcus & Millichap puts conventional CRE debt between 6% and 7%.

Costs: Inputs to multifamily construction rose 7.5% over 12 months, led by metals and energy.

Land: Closed infill land sales held a median of $1.12M/AC, with sales averaging 27.3% below asking.

The full report adds submarket detail across nine Charlotte multifamily and seven retail submarkets, the rate and lending environment, construction costs and lead times, and recent land transactions. If you own land in Charlotte or want to talk through what this data means for a site, the Voyager Development team welcomes the conversation.
